For Real Estate Agents

A closing partner who handles manufactured homes every day.

You don't have to be the expert on titles, leased land, or park approvals — that's our job. Here's exactly what to expect, and how to set your deal up to close smoothly.

The Process

From listing to keys in hand.

Three moments where a quick call makes all the difference — and what we take off your plate once the contract is signed.

01

When preparing to list

  • Confirm whether the home is on leased land or owned land
  • Identify how the home is titled — manufactured homes are titled differently than traditional real estate
  • Determine whether park or community approval is required
  • Gather available ownership and title information early
  • Contact us with questions before listing to help avoid delays later
02

When preparing to write an offer

  • Use the correct contract — homes on leased land require a different contract
  • Understand whether park or community approval is needed
  • Allow appropriate timeframes for documentation and closing
  • Contact us before submitting an offer if anything is unclear
03

Contract to close

Once both parties have signed, this is where we step in and move the transaction toward closing.

What we handle

  • Coordinating details with agents and parties — commissions, fees, identification, utilities
  • Obtaining required tax certifications from local agencies
  • Preparing closing documents — Settlement Statement and Bill of Sale
  • Scheduling the closing once all requirements are satisfied

What should happen at the same time

  • Buyers contact the park or community for any required approval
  • Buyers reach out to their lender to begin the loan process (if financing)
  • Any required inspections are scheduled

We'll work through these steps together and keep you informed as the closing comes together.

Yes. We provide manufactured home–specific services for homes located on owned land or private property. However, the real estate transaction itself is handled by a settlement or title company, who will coordinate with us to manage the manufactured home portion of the closing.

Yes — financing can affect timing. We'll still handle ordering taxes, confirming ownership, and preparing the Settlement Statement and Bill of Sale. However, with most lenders the closing is dry, meaning funds are not disbursed at the table. Lenders must receive and audit original loan documents first, which can take up to two weeks before funds are released.
