Terms of Use

The rules for using this website.

Plain-language terms covering the mobilehomeclosings.com website. This page is separate from any engagement agreement you sign with us for closing services.

Last updated: August 24, 2026

These Terms of Use ("Terms") govern your use of the mobilehomeclosings.com website (the "Site"), operated by Absolute Mobile Home Closings, LLC ("we," "us," or "our"). By using the Site, you agree to these Terms. If you don't agree, please don't use the Site.

Not a service agreement

These Terms cover use of the website itself — browsing pages, downloading checklists, and submitting the contact form. They are separate from, and don't replace, any engagement letter, settlement agreement, or other contract you sign with us to actually perform closing or settlement services for a specific transaction. Where those documents conflict with this page, the signed agreement controls.

Not legal advice

Nothing on this Site is legal advice, and using the Site or contacting us through it does not create an attorney-client relationship. While Kate Greene holds a Master of Legal Studies and is a licensed REALTOR®, Absolute Mobile Home Closings does not provide legal advice or legal representation. For legal advice specific to your transaction, consult a licensed attorney.

Accuracy of information

We work to keep the information on this Site — including our fee schedule, process descriptions, and downloadable checklists — accurate and current, but fees, timelines, and requirements can change, and individual transactions vary. Nothing on this Site is a quote or a guarantee for your specific transaction. Confirm current fees and requirements directly with us before relying on them.

Acceptable use

When using this Site, you agree not to:

  • Submit false, misleading, or fraudulent information through the contact form.
  • Attempt to interfere with, disrupt, or gain unauthorized access to the Site or the systems behind it.
  • Use any automated system (bot, scraper, etc.) to access the Site in a way that sends more requests than a human could reasonably generate.
  • Use the Site for any unlawful purpose, or in a way that infringes anyone else's rights.

Intellectual property

The text, logos, and design of this Site belong to Absolute Mobile Home Closings, LLC unless otherwise noted. The downloadable checklists are provided for your own use in preparing a transaction with us; please don't republish or resell them as your own.

Third-party links and content

This Site may link to, or display content from, third parties — for example, the Google reviews widget on our homepage, or links to PennDOT or a lender's website. We don't control those third parties and aren't responsible for their content, availability, or practices.

No warranty; limitation of liability

This Site is provided "as is," without warranties of any kind, express or implied. To the fullest extent permitted by law, Absolute Mobile Home Closings, LLC is not liable for any indirect, incidental, or consequential damages arising from your use of, or inability to use, this Site. This limitation does not apply to obligations we take on separately in a signed engagement agreement for actual closing or settlement services.

Changes to these Terms

We may update these Terms from time to time as the Site or our practices change. The "last updated" date at the top of this page reflects the most recent revision. Continued use of the Site after a change means you accept the updated Terms.

Governing law

These Terms are governed by the laws of the Commonwealth of Pennsylvania, without regard to its conflict-of-laws principles.
